Cash REMAINS KING in the Las Vegas Area Real Estate Market!!! It is important for every buyer in the Las Vegas Area Real Estate Market to understand who their buyer competition is in this currently competitive seller's market LV is enjoying! It is important to understand how a seller looks at each financing type:

Cash Offers: Generally have less contingencies and quicker close times. A cash offer may be accepted even if it is lower than a financed offer.

Conventional Financing: Less strict with lender required repairs but larger down payments and more strict credit guidelines.

FHA/VA Financing: Requires more scrutiny with lender required repairs via appraisal. In general these take longer to underwrite and close so a cash or conventional offer looks more enticing to the seller. FHA Requires the deed to be seasoned for several months so some flips bought at trustee's sales are generally out as options when competing with multiple offers!

Other: Less common and creative financing types such as Lease Options, OWC (Owner Will Carry), etc. The "other" category INCLUDES auction terms!!

Most traditional markets have better seasonal selling months than others.  Las Vegas does not have bitter cold or snow that may stop a potential buyer from heading out in the “elements” to buy a home.  Las Vegas does have that nasty blast furnace heat in the summer that one would *think* it could stop buyers from searching for a home but that is not true!

Las Vegas real estate attracts many types of buyers:  first time buyers, vacation & second home buyers, retiree buyers & investor buyers.

Spring, Summer, Winter or Fall – there is no best season to sell a house in Las Vegas.

January, February, March, April, May, June, July, August, September, October, November or December – there is no best month to sell a house in Las Vegas.

Thanksgiving, Christmas, New Years, Super Bowl, Valentine’s Day, Fourth of July, Back to School, Halloween – there is no best holiday to wait to sell a house in Las Vegas after.

Blue represents active listings, red represents contracted listings and green represents sales.  Each line is for a month from December 2007 to December 2011.  Every month there is green even during the “crappy sales months” of December 2007 through early spring 2008.  That means every month there are sales – and these days the amount of sales are very healthy every month & every season so it really doesn’t matter when to sell your house.  It’s only a matter of *if* you *need* to sell your house.

**Inventory Continues to Plunge Down in January!!!**

We are still squeezed for inventory.  New REO listings are few and far between thanks to AB 284 with currently no end to that drama in sight.  Multiple offers on well priced homes are widespread. Everyone from first time buyers to investors are taking advantage of "opportunity".

This is for all the buyers wondering "where is the inventory"? The inventory is here, this graph shows that buyer interest is extremely high and gobbling up all that new inventory coming online!

This is also for people saying "shadow inventory exists"! Well I believe it exists but it also exists in Las Vegas short sales which has tripled to quadrupled it's formerly stagnant close ratio since late spring.

These are Listing/Under Contract & Pending/Sold Trends from December 2007-November 2011.

Contracted closings are stalled because of the large amount of Las Vegas short sales that are contracted.

Here is what buyers received in seller paid concessions on December 2011 Las Vegas Area (Henderson - N Las Vegas - Las Vegas) Closes:

  • Less than $500: 70% ($500 only buys you a home warranty or (no and) an appraisal)
  • Between $501-4000: 20%
  • Over $4001: 10%

This pretty much means that sellers aren't giving up much of anything since Las Vegas is a Seller's Market and in dire need of sellable inventory! Inventory levels are rising just slightly and we are seeing some movement/improvement in this sector which is good news, especially for buyers who want/need closing costs!

The absorption rate for Las Vegas Valley Area Short Sales appears to be swinging from a neutral market back to a seller's market as the new yeaer approaches. Active Listing Inventory has DECREASED by -337 units. Under Contract has DECREASED by -59 units. Sold units have INCREASED by +78 units.

There are many reasons for the lack of closings in this market and it is outlined in this post.

Low interest rates have spurred a flurry of buyer interest & activity and it continues.  AB 284 IS PREVENTING NORMAL AMOUNTS OF NEW LISTINGS FROM COMING ON THE MARKET CURRENTLY until further notice!

REO sales accounted for 48% of all Las Vegas Area Valley resale closings in December 2011. REO listings account for only 20% of total resale listings.
