Las Vegas Area Auction Update from my Buyer's Agent

We are representing several buyers at today's auctions.

He just called me and told me it is PACKED and some of these homes are going for incredibly low prices even with the amount of buyers.

He said they are going by area and the older homes are up first and it doesn't appear that there is too much interest in the older homes.  Older in Las Vegas area are homes built in the 50s and 60s by the way!

It will be interesting to hear from him as the day goes on!  His buyers are mainly interested in the NW from the Lakes to north of Summerlin (before the new master planned community of Providence.)

I will keep the updates going on this post.  There will be more auctions in April so I will let you know when I get more details on that.  These auctions will not affect MLS market statistics as they were mainly expired listings.

Las Vegas, NV Pendings are still rising swiftly!

I thought we were going to cap off about a week and a half ago but we are still watching those pendings rise to the tune of 30-50 new pendings per day! 

Currently our Las Vegas REO (bank owned, foreclosure) market has 4.5 months inventory and is definitely a seller's market.  The MLS has added a new field one week ago for these types of listings, so my the numbers could be a little off and I will have to wait a couple of months before pulling numbers again.  We are going to see another auction this coming Saturday.  Most of the homes are expired listings so we won't see a major swing in the listed REO market.  The only thing our market will gain is more attention (and it certainly has!!)

Here is a snapshot of valley listings:

All SFR, Townhome, Condo Listings:

  • Listings (12/9/2007):  25691
  • Under Contract (12/9/2007):  2304
  • Sold November:  1137
  • Month's Inventory:  22.5

All SFR, Townhome, Condo Listings:

  • Listings (2/10/2008):  23665
  • Under Contract (2/10/2008):  3107
  • Sold January 2008:  1164
  • Month's Inventory:  20.3

All SFR, Townhome, Condo Listings:

  • Listings (3/20/2008):  22,644
  • Under Contract (3/20/2008):  4516
  • Sold February 2008:  1318
  • Month's Inventory:  17.2

In a Little Over One Month:  Listings are down 1021 units, pendings are up 1409 units, closings are up 154 units and absorption is down three months.  LET THE CLOSINGS BEGIN!  This is amazing to watch the market turn in front of our eyes.  No doubt the FHA limits rising + prices dropping has helped stimilate our market and the pent up demand!

How exciting that we get to have more auctions on the way when the December auctions did a great job stimilating interest in our real estate market, specifically REO (bank owned) listings.

My leads have switched from rental leads to buyer contacts overnight.  Price corrections mean that renters, who have the income and credit to qualify using FHA or VA loans, can buy for at or almost the same price of renting.  Investors can experience positive cash flow.

Las Vegas, NV REO February 2008 Inventory Absorption Update: 5.3 MONTHS!!!

Las Vegas Foreclosure Listings

Bank Owned Las Vegas Listings (AKA Foreclosures, REOs) are seeing some absorption!  Inventory has risen slightly (+66 units), Pendings have risen DRAMATICALLY (almost double in one month +538 units) and closings have gone up considerably too (+175 units).  Monthly absorption rate down slightly by almost two months!

I would say with the current frenzy this is officially a seller's market.

  • Under Contract (3/1/2007): 1110
  • Closed (1/20-2/20/2007:  415
  • Absorption Rate:  5.3 Months Inventory

Average & Median rents decreased slightly in January 2008.  Inventory has dipped and demand is very high in January traditionally.  February's numbers are promising to be pretty for landlords!  Absorption has decreased tremendously and with the mortgage credit crisis and valley demand for housing, it is not surprising at all!

Las Vegas, NV Short Sale Inventory Absorption Update for February 2008: 5.8 Years!

Las Vegas, NV Area Short Sale Listings

The absorption rate for Las Vegas Short Sales has remained stable for February 2008  Inventory has risen dramatically (+158).  Pending units has also risen dramatically by +403 units.  This is because the MLS board is REQUIRING agents to change status with an offer and make it contingent on bank approval.  Many under contract are no where near bank approval.  Solds have increased by a dismal 3 units.

There are many reasons for the lack of closings in this market and it is outlined in this post

Short Sale Synopsis:

  • Listings 3/1/2008: 4720
  • Pending 3/1/2008: 768
  • Closed 1/21-2/21/2008:  67
  • Month's Inventory: 70.4 (=5.8 Years Inventory.)

One thing you really need to consider when buying or selling short is to make sure the list agent is EXPERIENCED in this niche.  These deals are hard to pull whether it is or is not an experienced agent.

Las Vegas, NV Valley High Rise Inventory Absorption Update: 5.1 Years!

Las Vegas, NV Area High Rise Resale Listings

We have seen the Las Vegas, NV high rise real estate market have a phenomenal (and scary) jump in inventory in the last several months.  For several reasons:

  • Too many speculators in that market.  They want to close n flip.  They are not interested in holding, renting or living in them.  Each time a building closes, we see an increase of inventory.Trump High Rise Tower Las Vegas, NV
  • Mortgage market madness has reduced the amount of loan products available to jumbo, second, vacation or investor type property owners. The ones who have very little money down and marginal credit, that is.  So the buyer pool for both resales and new went kaput.  Loud and hard too.

Here are the high rise stats:

Rentals:

  • 328 Listed 3/1/2008
  • 18 Under Contract 3/1/2008
  • 40 Leased 12/21-2/21/2008
  • 8.2 Months Inventory

Resales:

  • 796 Listed 3//2008
  • 77 Under Contract 3/1/2008
  • 13 Closed 1/21-2/21/2008
  • 61.2 Months Inventory (=5.1 years)

Resale inventory is up from 56 months inventory last month. The rental inventory is at 8.2 months.  When you compare it to the entire market of rentals that hovers around 3 months of inventory.

I think it is apparent that many purchases are completely speculative = not enough demand for living in.  Some rent prices just barely cover the owner's HOA.

Since July speculators have been bailing from their new construction high rise escrows because of lack of mortgage products for funding.  They are also leaving their steep deposits at the builder and not looking back. 

Unless demand for high rise LIVING increases over speculation, we will be seeing a major correction in this part of our market.  We  have a little over 14000 units under construction with another 50000+ more on the drawing board.  Every time a building closes, we see 20-50% of that building go on the market.

The beautiful part about this is that when you put the pen to the paper for land and development costs, it costs about $1800/square foot.  You can buy right now with the median price being in the mid 500's for a square foot.  Will deflated dollar against foreign currency be able to bail us out?  Is Las Vegas unique enough to attract those foreign investors? 

There has been a noticed rise in foreclosures & bank owned listings at Manhattan South.  List prices for those are about 50-65% of what the original owners paid for them!  Manhattan South is located on Las Vegas Blvd South across the street from South Point Hotel & Casino but off strip and is a mid rise community.  We are also seeing a noticeable rise in foreclosures in Soho as adjustable loans adjust.  Soho is located in the Arts district between the strip and downtown.Las Vegas, NV Area High Rise Rentals

Las Vegas, NV January 2008 New Construction Report

While we saw an upward tick in Las Vegas New Construction units sold in October, we have a slight downward number of units sold in December.  There is barely any standing inventory to close

We are experiencing a quick rise in resale pendings.  New construction is starting to look better to buyers who are getting shut out in bidding wars in the resale market, yes I said that and it is happening!

I expect new construction statistics to look better and better every month
