Las Vegas Small Business Profile: Dr Jon Wise, Wise Chiropractic

Las Vegas Chiropractor Dr Jon WiseDr Jon Wise of Wise Chiropractic is a Holistic Wellness Practitioner who treats patients from infancy to geriatrics and is focused on getting people healthy.  He also sees patients for:  Pain Management, Sports Injuries and Personal Injury cases.

Dr Jon has treated all ages of people from 5 minutes old to 92 years old.  His clientele includes yoga students, PGA golfers, heavyweight boxers, mixed martial arts, movie stars, singers, dancers and, of course, normal people like ME!

Dr Jon received his bachelor's degree from University of California Irvine and his Doctorate at Cleveland Chiropractic College, Magna Cum Laude, with the John S Rathel Scholarship.  He has completed 1000's of hours of seminars and is recognized as one of the Top Chiropractors by the Biltmore Society 2 years running.

Dr Jon has been married to his wife, Christen for 2 ½ years and is looking forward to adding children to his Las Vegas Chiropractor Dr Jon Wisefamily in the near future.

When Dr Jon is not busy at work helping people stay healthy he loves to: play sports (football, baseball, basketball and golf), go to the movies, hike, attempt to snowboard when there is snow on the ground and racing.

Dr Jon volunteers for the Las Vegas area Bikram Yoga Community and the Lions Club (although he isn't an official member, yet.)

I was living with horrible forearm/wrist/finger pain for over a decade.  I was diagnosed with everything to CTS (Carpal Tunnel Syndrome) to Tendonitis and I was also fearing arthritis.  I chose to NOT have the painful surgery that was recommended by every other health professional I saw in regards to this matter.  I started seeing Dr Jon in February of 2009 (this year) and by March the pain had subsided and my circulation to my hands (and fingers) had improved.  Dr Jon fixed my problem MINUS surgery and drugs and I am pleased to call him "My Doctor"

Top 5 Reasons You Patronize Las Vegas Area (or local) Small Businesses

In today's economically challenging times, we are all pinching pennies!  I will be starting a series of posts that will profile Las Vegas Small Businesses and their owners. 

When many people think "boutique" or "small business" they automatically think "EXPENSIVE".   You have to just be "resourceful".  Many people have come to the conclusion that there is NO SUCH thing as "MADE IN THE USA" anymore.  They feel they need to buy foreign made goods in large corporate owned businesses because there is no alternative.

:Game show buzzer: The above paragraph is FALSE!  Every local community has ARTISTS and EXPERTS at their crafts (product or service!)  You can find these people selling their US made goods on Ebay, their own website or craft shows.

Shopping, eating or getting health services from a large corporate chain is just plain CONVENIENT to save time but not necessarily money.

5)  Customer Service:  Small businesses give phenomenal customer service and it is awesome to go somewhere where "everyone knows your name"!

4)  Tax Base:  Help keep your taxes low by keeping your money local!

3)  Variety:  When there is a demand for local goods and services, the more new shops and stores you will find open and you will enjoy a variety!

2)  Employment:  Small businesses are the backbone of our entire country's economy.  Help create more jobs in your area!

Cash REMAINS KING in the Las Vegas Area Real Estate Market!!!  It is important for every buyer in the Las Vegas Area Real Estate Market to understand who their buyer competition is in this currently competitive seller's market LV is enjoying!  It is important to understand how a seller looks at each financing type:

Cash Offers:  Generally have less contingencies and quicker close times.  A cash offer may be accepted even if it is lower than a financed offer.

Conventional Financing:  Less strict with lender required repairs but larger down payments and more strict credit guidelines.

FHA/VA Financing:  Requires more scrutiny with lender required repairs via appraisal.  In general these take longer to underwrite and close so a cash or conventional offer looks more enticing to the seller.  Requires the deed to be seasoned for several months so some flips bought at trustee's sales are generally out as options when competing with multiple offers!

Other:  Less common and creative financing types such as Lease Options, OWC (Owner Will Carry), etc.

Military Families-More Funding Proposed for the Homeowners Assistance Program

HAP Program Contact NumberAs families currently eligible for the Department of Defense HAP program await updated guidelines to be published, additional funding is being proposed in the US Senate by Virginia Senator Jim Webb for Fiscal Year 2010.

Senate bill (S 1309) proposes an additional $350 million dollars to enhance the funding provided by the American Recovery and Reinvestment Act passed last fall.   With over 2000 applications for assistance for wounded warriors, surviving spouses, families with PCS orders and BRAC transferees in the south east district waiting to be processed, it is apparent that the current funding could easily be depleted before the deadline for the program expires.

The financial burden military families who are required to move with PCS orders in a sagging housing market can be significant.  Currently I'm working with three Northern Virginia families stationed either at Fort Belvoir or the Pentagon eligible for HAP assistance and our weekly conversations with HAP counselors suggests that the required guidelines will be published by mid-August.    With the HAP benefits most of that burden of negative equity can be lifted with HAP funds provided at settlement.

Economic Conditions for the Las Vegas Valley June 2008

 Housing Conditions:

  • Foreclosure/Short Sale Listings (7/16/2009): Total Listings 12014; Short Sales: 5035, 42% of all listings; Bank Owned Listings: 2758, 23% of all listings. Short sale and REO listings consume 65% of total listings
  • New Home Sales (May 2009, units sold): 360 Year Change -51% (excl condo conversions, highrises)
  • New Home Sales (May 2009, median price): $213,990 Year Change -17.3% (excl condo conversions, highrises)
  • Existing Home Sales (May 2009, units sold): 3714 Year Change +42.5%
  • Existing Home Sales (May 2009, median price): $130,000 Year Change: -42.2%
  • New Home Permits (May 2009): 308 Year Change -58.4%
  • Rental Rate (MLS Monthly Average May 2009): $1503/month 

My analysis:  Distressed listings (foreclosures and short sales) are 66% of total listings.  THIS IS DOWN FOR THE SECOND MONTH IN A ROW!  Credit markets must be watched.  Resale sold units and pendings remain impressive.  Builders cannot compete with bank owned listing prices, thus sales remain lackluster. The rental market is softening due to all the investor/first time buyer combination of activity.  This adds more supply and creates less demand.

New Residents/Employment Conditions:

  • New Residents (June 2009): 4584, Year Change -15.8%
  • Total Employment (June 2009): 862,700 Year Change -6.5%
  • Unemployment Rate (June  2009) 12.3%, Year Change +95.2%

My analysis: The tourism, gaming and convention numbers need to improve before these numbers improve.  New Resident Count will go down if no new jobs are created.  Unemployment rate is painful.

Tourism/Gaming Conditions:

  • McCarran Airport Total Passengers (May 2009): 3,532,182 Year Change -11.5%
  • Gaming Revenue (May 2009): $747,606,792, Year Change -7.7%
  • Visitor Volume (May 2009): 3,527,794, Year Change -6.8%
  • Convention Attendance (May 2009): 341,846, Year Change  -32.9%
  • Hotel/Motel Occupancy (May 2009): 84.4% Year Change -5.9%

My analysis:   This sector (tourism) needs to see some serious price corrections before we see a comeback.  Corporate credit is not coming back any time soon.  It will be hard to get convention attendance back up without corporate credit.  Glad to see regular tourists are making their way here with the imbalance of the other numbers to replace the convention attendee numbers.  Gaming and convention business is big business and those numbers MUST increase.  A decrease of over 30% is extremely painful to this economy and all the overbuilt convention space.

I have MOVED! Now Affiliated with Encore Realty Group

After much pondering the franchise affiliation with my old brokerage and putting the pen to the paper, I have decided to move to a different brokerage:  Encore Realty Group.

I parted ways with my team, however I have a newly licensed agent assisting me with showings currently for the transition.

So far the separation from my team has given me more time to spend on my own business and I admit it has been hard to answer my phone and talk to new possible customers and for referrals the last year.

I am in transition this weekend and have one of my baby sissies coming to visit me this week.  In other words, this will be a "light" week for work.

I will be ready for a fresh start on July 27!

Las Vegas, NV Area Short Sale June 2009 Inventory Update

The absorption rate for Las Vegas Valley Area Short Sales is finally seeing movement for June 2009.  Absorption still remains high BUT is hovering around the 1 year mark.  Solds have FINALLY gone from hovering the 200 unit mark and went over the 400 mark.  I see improvement in this sector! Inventory has decreased  (-482 units).  Pending units have increased by +1000 units.    Solds have increased by +99 units.  Absorption down by 6 months
