In this market, the ability to get a transaction closed in a timely manner is vital. I get asked at least 3 times a week; Can you close a transaction in 30 days? My answer is YES!
While I can not speak for other BOA branches or loan officers, the average turn time for my loans that closed in December was about 24 days. In fact, 6 of the loans I funded in December were submitted in December. That is with two holidays wrapped in as well. I submitted a VA Loan on December 11th and funded it on New Years Eve!
So Rey, Why are your loans closing in such a timely manner? There are two reasons for this.
- First, I take a lot of time in the beginning of a transaction collecting and analyzing any and all buyer documents that may be asked for by an underwriter on the file. My goal is conditionless loans, with the exception of appraisal and title work. If we achieve this goal, it shaves valuable time!
- Second. my branch has local fufillment, meaning all Processing, Underwriting, Doc Drawing and Funding is done in my office!
The decision makers are 20 feet away. This coupled with having some of the most talented operations people in the country have significantly decreased our turn times.
