Las Vegas hotels are well known for their lavish tropical resort hotel pools with no lack of aesthetically pleasing sun kissed bodies in these desert oasis’.

One of Las Vegas’ best kept secret was the debauchery of the Las Vegas hotel pool party long before The Hard Rock pool came out with their Rehab Las Vegas reality show!  Now almost every hotel has their version of the Las Vegas pool parties and you can find them almost every day or night of the week!

If you happen to hit Las Vegas on a day there are no pool parties – I encourage you to rent a pool cabana or bungalow with several of your besties for the day!  They are less expensive during the week than they are weekends & holidays.  Generally the Las Vegas pool cabanas come with goodies like water and fruit with poolside cocktail & food service available.  Even as a local, I like renting a pool cabana  at one of these fine resorts several times a year for a “mini get away” from Las Vegas daily grind!

This post is a guide for locals and tourists alike that are looking for some Las Vegas Pool Party action and part of my “Skip the Strip” Las Vegas Lifestyles Series.

So here are my TOP PICKS for off strip Las Vegas Pool Parties (click on links to hotels for current information and pricing):

Hard Rock Pool Las Vegas: They feature three different pool parties!  Revel on Saturdays & Relax (Industry Day) on Mondays.   The pool party in Las Vegas made popular by the reality show is:  Rehab Las Vegas on Sundays.

Palms Pool Las Vegas: The Palms Pool Party is on Friday and it is called “Ditch Friday”.

M Resort Pool Las Vegas:  The M Resort (a newer yet hip place a little far off of the beaten path) has a pool party on Saturdays called “M Pool Live”.

Wet Republic:  at MGM Grand, check out their event calendar for scheduled parties.

Encore Beach Club:  Encore’s party “Recess Friday” is obviously on Friday 

I couldn’t find any current information about the Rio Hotel Las Vegas’ famous Voodoo Beach & The Voo pool parties but am including the link – just in case they add one!

Have fun and be safe!  Remember to drink a lot of water especially if you are consuming alcohol on those hot days EVEN if you are in a Las Vegas pool – you can still get dehydrated VERY quick!

• New Home Sales (June 2011, median price): $197,990 Year Change +8.1% (excl condo conversions, highrises)
• Existing Home Sales (June 2011, units sold): 4395 Year Change +5.7%
• Existing Home Sales (June 2011, median price): $110,000 Year Change: -12.7%
• New Home Permits (June 2011): 459 Year Change +14.2%
• Rental Rate (MLS Monthly Average May 2011): $1257/month

My analysis: Distressed listings (foreclosures and short sales) are 70% of total listings. Units of homes sold is impressive. Credit markets must be watched as underwriting guidelines continue to tighten. Condos are barely financeable. Inventory stopped it's slow increase in December and now spring time buyers are gobbling up inventory. The rental market is softening due to all the investor/first time buyer combination of activity. This adds more supply and creates less demand. I do believe the rental prices being pressured downward is also causing the resale prices to be pressured downward.

New Residents/Employment Conditions:

• New Residents (June 2011): 5093, Year Change +16.5%
• Total Employment (June 2011): 802,100 Year Change -0.5%
• Unemployment Rate (June 2011) 13.8%, Year Change -1.5%

My analysis: This sector is FINALLY seeing stabilization thus improvement. It is VERY encouraging to seem these numbers improve - even if slightly! Unemployment rate is still painful however the total employed numbers have remained close to stable for a year.  Slight increase with unemployment rate since last month.

Tourism/Gaming Conditions:

• McCarran Airport Total Passengers (June 2011): 3,592,523 Year Change +5.6%
• Gaming Revenue (June 2011): $767,718,004, Year Change +19.9%
• Visitor Volume (June 2011): 3,599,684, Year Change +6.0%
• Convention Attendance (June 2011): 358,642, Year Change +2.0%
• Hotel/Motel Occupancy (June 2011): 88.5% Year Change +6.4%

My analysis: This sector (tourism) needs to see some serious price corrections before we see a comeback. Corporate credit is not coming back any time soon. It will be hard to get convention attendance back up without corporate credit. Glad to see regular tourists are making their way here with the imbalance of the other numbers to replace the convention attendee numbers. Visitor Volume, Gaming Revenue & Convention Attendance are encouraging and hopefully sustainable.

Yesterday we had our "Third of July" party and I woke up to haze in the valley.  The evening ended up with thunderstorms on the east side of the valley.  We only got a couple of drops of rain and some wind in the southwestern portion of Las Vegas.

Gotta love having a buyer consultation going on and then your phone just literally blows up.  Five calls in 4 minutes from the same big branded Las Vegas Resort phone number!

• me:  Good afternoon this is Renee Burrows.
• caller (whom I have never heard from till today):  I would like to see properties in two hours, are you available?
• me:  What are you looking for?
• caller:  :insert any unlikely scenario here:
• me:  Are you going to be financing or paying for this in cash?
• caller:  Financing.
• me:  Do you have an approval letter?
• caller:  Yes!
• me:  Could you have your lender fax or email that to me?
• caller:  :stuttering and giving the best great excuse they could think of to avoid sending me the PA letter:

There is a lot of stuttering because we have plenty of tourists who just want to see Las Vegas property.  I have an appointment policy in place (and it is fairly simple to follow yet stringent.)

Let’s say you walk into a doctor with a little neck pain and he says “OK let’s go to the operating room”.  As the patient you would be mortified with skipping just *a couple* of steps that leads you to the operating room.

As a Realtor and licensed real estate professional, there are many times I am absolutely mortified when I get that call from a potential buyer that I have never had contact with and they want to see properties in an hour or two.

Let’s go back to your neck pain.  First, you would receive a consultation from your doctor,  he or she would probably ask questions about the nature of the pain and what type of injury may have caused it.   The doctor would probably order tests and do an examination prior to making a decision about surgery.

I have this appointment policy for a reason.  Buying a home in today’s Las Vegas real estate market is no “emergency”.

It takes time, effort, consultation and an abundance of patience to get to the closing table.  So slow down there hot rod if you want to make it to the finish line!!

My daughter is graduating high school and we are blessed with the amount of family coming in town.  Luckily we have a pool to entertain guests in!  I am looking forward to spending time with family and friends for another long weekend.

I normally like it HOT HOT HOT but we have been unusually cool with San Diego like weather all spring long and I didnt even turn on my air conditioner till this past Monday!  Nothing like going from 70 degrees to 107 degrees in a couple weeks time!

Stay cool, wear sunscreen and don't forget to carry your water around my fellow Las Vegans!
