2012 Market Trends: Las Vegas Home Sellers

Las Vegas Residential Real Estate & Resale Home Sales by Type

Las Vegas real estate in 2012 will no doubt be a wild and wacky and an unpredictable market resulting in broken crystal balls as it has been for the last 5 years.   This I am sure of. My 2012 Las Vegas real estate market trends predictions will depend on several factors:

  • Steady interest rates
  • Steady underwriting guidelines (LOL!)
  • Current laws
  • Current market conditions

2012 will more than likely be GREAT for homeowners that have a necessity sell a house in Las Vegas. Las Vegas home inventory is low and dwindling lower daily.  This is happening for several reasons:  low interest rates, low prices, high amounts of buyer activity and most recently due to AB 284.  

Some agents are even speculating that we could see 2004 levels of inventory (what caused price spikes) by late spring or early summer. That being said - am I expecting 2004 prices to come back?  Probably not because that would more than likely make buyer's retreat from this market very quick.

On my listings I have been pushing the limit with list prices to get 10% more than what homes have been closing for.  We are receiving MULTIPLE offers at these higher prices and LOW appraisals on accepted offers with financing.  Sellers that are aware of the current inventory situation are NOT lowering their prices much when a low appraisal comes into play.  What these savvy sellers are doing is requesting the buyer comes in with additional funds, taking away paid concessions or put the home back on the market.

Home sellers that are 10-30% underwater and are considering a short sale, "strategic default" or letting their home go "back to the bank" may want to wait a few months to reconsider to see where prices are ending up.

As of right now, we are still showing declines in areas.  Homes that are NOT distressed are beginning to fetch more than distressed properties - before now there wasn't much disparity. REO inventory will sink lower due to the lack of NOD's being filed since October 1, 2011.  Short sale inventory may see a reduction due to owners being placed closer to equitable situations if prices were to rise AND/OR legal advice in regards to AB 284.   I expect more 3rd party investor purchasing action at the trustee's sales.  With that being said, I am also expecting our types of inventoryto shift in 2012 a bit:

  • REO Listings:  much lower
  • Short Sale Listings:  possibly lower
  • Traditional/Investor Listings:  much higher

Our Las Vegas buyers are STILL very sensitive to pricing.  The envelope can be pushed to the tune of 10% right now but not a whole heck of a lot higher. Need to sell your Las Vegas house?  Let us send a complimentary no obligation consultation right to the privacy of your email!

Selling Your House in Las Vegas:  Preparing Your Home For Sale

Selling a home with equity in a distressed real estate environment such as the Las Vegas valley is definitely a hard choice many sellers have to make.  Even if the home isComputer Guy inherited (as in part of an estate or probate,) they face tough pre-listing decisions:

  • Should I sell or rent out the house? That is a decision that should be weighed along with costs of property management, vacancy and leaving some wiggle room for a declining rental market.
  • Should I stage my house? Probably not.  Most Las Vegas Homes for Sale (your competition) are vacant & unfurnished.  Recommended practices would be to simply save your money and keep your home clean and clutter free.  This means if the home is occupied to start boxing stuff up and put it in the garage or in storage.
  • Should I put upgrades in my house? I don’t recommend it.  Home sale price margins are tight in the Las Vegas market currently.  Highly upgraded homes in cookie cutter neighborhoods do not sell for that much of a higher price.
  • Should I do repairs to my house? Only if they will assist with financing.  Wait for the home inspection to come with a buyer repair addendum.
  • Should I hire a real estate agent? You may want to consider hiring a real estate agent not only for MLS/IDX marketing experience, but also one that has experience with current market conditions & aggressive negotiating skills.
  • How should my home be marketed to the public? You or your agent should come up with an aggressive marketing plan.  One that involves the internet where MANY buyers are looking for and choosing their homes.
  • How should I price my home? DO NOT USE ONLINE INSTANT TOOLS!  I find those highly inaccurate.  Most real estate agents provide complimentary consultations on home pricing.  (Shameless plug – I provide mine without an appointment necessary – delivered to your email.)  You may also want to consider hiring an appraiser for an honest third party opinion.  Paying a couple hundred bucks up front could save you thousands of dollars in the end.  Holding costs from pricing too high can hurt you, selling too quickly at too low of a price can leave money on the table.
  • What are the costs of selling my home? Real estate agent commission is not the only cost.  There are title, escrow, real property transfer taxes, HOA transfer fees and other fees involved.

I am finding sellers with equity are doing their due diligence prior to selling a las vegas home.  Some take MONTHS for the preparation which is mostly emotional.  One thing is for sure, we do not know where the market is heading.   We are still in decline even though our market is pressed for inventory.  Let me give you an example:  the gentleman I have been supplying pricing comparables for a year and a half now has lost half his value since I started working with him in June 2010.  Time is definitely money in our market.

New Las Vegas Waterpark!! Is The Rhodes Ranch Area The Top Secret Location?

A Las Vegas Water Park:  Well, well, well this is what I get for throwing away those lil zoning change postcards & not paying attention to the news (saw the news van there about two weeks ago.)  Signs #1 & #2.  A couple of days ago I thought we were having an earthquake and it makes sense as land has been broken.  Sign #3.

It also appears that there is a new Las Vegas Water Park being built.

 A Las Vegas appraiser, Phil Dwyer, told me about it this morning.  SO I go and google it.  I came up with this news video (embed code won't work on AR but it matches my scenery, LOL).

I went outside and lo and behold - there are trucks and humans in the desert and the earth has been moved! I have mixed feelings about this Las Vegas Water Park as more idjits will be plowing down Fort Apache over the posted speed limit (35 mph).  

HOWEVER it will be kind of cool to have some resuscitation via Water Park & anticipated demand from crowds to this VERY depressed & dying commercial area of Southwest Las Vegas (not Henderson as rumors float around!) So the area is somewhere between Maule & Warm Springs west of Fort Apache.  I went out on my balcony and caught a glimpse of where this new possible Las Vegas Water Park may be.  There were humans & trucks out in the desert:

This potential area for the Las Vegas Waterpark is also Northwest of Rhodes Ranch, North of Huntington Village (around the mountain), West of Sierra Madre at Rhodes Ranch and Immediately South of Faiss Middle School.  The name is top secret also but I found this site that makes you say HMMMMMMMMM.  

Supposed opening will be by Memorial Day 2012 - gulp - that's a LOT of construction activity.

I have mixed feelings because this is LITERALLY in my back yard and I will miss the serenity of viewing the desert and hot air balloon launches on weekends.  Yet, Southwest Las Vegas needs the traffic to revive the floundering commercial activity.  I guess I will take one for the team, just give me some traffic lights around here por favor! :)

Other amenities that are nearby this area:  Southern Hills Hospital, St Rose Hospital, Red Ridge Park, Some Local Gaming, A Proposed Station Casino, Red Ridge Park & 215 Freeway.  If this area and potential growth excite you, click here to search homes for sale in the Rhodes Ranch Area!

What is My Home Worth? (online property value calculator or human eyeballs & brain?)

Online home value calculators are a very popular way to get a quick and easy home value estimate in the privacy of your own home without waiting.  HOWEVER I have found these online property value calculators wrong more often than not – especially if your home sports some unique characteristics that could enhance your home’s property value.

Some of the unique items in Las Vegas homes that may enhance and bring up the home valueWhat is my home worth? may include:

  • Large Lot Size
  • Pool or Spa
  • Upgrades
  • Guard Gated Community
  • Golf Frontage
  • Lake Frontage

These online home value calculators sometimes adjust the property value correctly for the unique characteristic but not most of the time.

For example, there is a property listed in SW Las Vegas on a SUPER large lot.  The listing price is $175K.   Zillow estimates $146000 & Corelogic estimates $198K.  That’s a pretty HUGE difference.  If the seller were to list it at Zillow’s price, they could be leaving money on the table.  If the seller were to list it at Corelogic’s price, they could be sitting on an aging & stagnating listing in a declining market.

When I use my own house as an example, Zillow estimates $206k & Corelogic estimates $200K.  When you put the pen to the paper and add the amenities on (pool, condition, balcony, views) then it shoots up to $220K.  If I was listing my home and if I relied on those, I could be leaving a significant chunk of change behind!

If you need to find out what your home is worth an appraisal is definitely worth the couple hundred dollars you may pay for it if it means netting tens of thousands more or an aging listing in a declining market (which can also leave money on the table if not priced right the first time around!)

Tips to Net Top Dollar When Selling Your Las Vegas Home!

Items which may affect the marketability of a home:

Occupancy Status – The best type of occupancy status is a vacant home.  It is always easy to show.  No appointments are necessary and noLas Vegas New Constructionroadblocks are in the way.   Usually the worst type of occupancy status is an uncooperative tenant.

The more people who get into a home, the quicker it will sell for a higher price.

Type of Sale – Transactions that require third party decisions – short sales, probate, relocation, auction etc – may be overlooked by potential buyers because of the red tape involved with third party approval.

The less decision makers there are in a transaction, will net more showings and offers.

Condition of Property – Homes that are in excellent condition (highly upgraded, recently updated and well maintained) will produce lower days on market.  Homes that are in poor condition, do not qualify for financing will produce a lower net (cash only price!)

Maintain your home’s systems on a regular basis.  Deferred Maintenance will hurt when it is time to sell.

Motivation of Seller – When a seller needs to sell a property YESTERDAY a lower price must be set to attract as many buyers as possible.

Do not wait until the last minute to list your home.

Market Forces – Pricing should be bracketed and in a range.  Your listing professional should look at subdivision market activity over a twelve month period to determine several items:

1)      Is inventory rising, falling or stable?

2)      Are prices rising, falling or stable?

Once the above is determined for your home, then pricing should be set.

If inventory is rising and prices are declining, you will want to price your home at the lower end of the range.

If inventory is falling and prices are rising, you will want to price your home at the higher end of the range.

If inventory is stable and prices are stable, you will want to price your home in the middle of the range.

The above is called “absorption rate pricing”.

Solid internet marketing plans, such as mine, will not work if the above factors are on the low end of the scale.

An uncooperative tenant, short sale in poor condition in a declining market would be a very challenging sale.  Even if priced appropriately for every challenge the property would present would not sell quickly and definitely not get top dollar.

On the flip side, a clean vacant home, staged properly, easy to show, excellent condition in an appreciating market with declining inventory will sell very quickly for top dollar.

Top dollar does not mean a price that the seller picks out.  Pricing is a science and what I mean by top dollar is the “range” pricing mentioned before.  A range that a professional with a solid pricing background (such an appraiser orexperienced REALTOR® would come up with.)

When you are interviewing your REALTOR® to list your home – ask them these questions:

What is your experience with pricing?

What types of listing transactions have you handled & closed?

What is your plan to market my home?

Short Sales, BPOs & Shenanigans, OH MY!

Las Vegas Short Sale listing agents are sometimes paranoid and go a little too far to make sure their short sale listing has a BPO (Broker Price Opinion) or appraisal coming in at the right price.  Sometimes they absolutely have a right to be paranoid because they did the right thing and had a bad BPO or appraisal come back.  Sometimes they are not doing the right thing and they have priced the home too low and/or are taking “both sides” of the transaction.  (Please note:  representing both sides of a transaction – “dual agency” – is not wrong when it is done properly!)

I call the latter “shananigans” when they are willfully & knowingly doing it.  Usually with shenanigans they will go extra lengths to make sure it goes through at all costs even though sometimes it may not necessarily be the right thing.  Those of us that do perform BPOs on a regular basis (and are not BPO mills) and appraisers – we can spot them a mile away and we laugh in their general direction.  They probably learned this technique from some fancy course they paid a lot of money to attend or even an informercial (those get rich quick in real estate ones are out there teaching investors how to game the system).

The wrong things to do:

  • Hand a list of comps.  A list does me no good.  The list usually doesn’t contain real comparables or adjustments.  The list is usually a joke.  Homes with half the lot size or half the home size.  Sorry Charlie.
  • Take a vacant home off lockbox and require appointment only.  Your MLS sheet is shown to the entity ordering the report.  It makes it look like the property is not marketed properly because it cannot be shown easily.
  • I am not a home inspector or a mold remediation specialist but we are required to take lots of photos.  Mold seems to be the up and coming show stopper in the showing instructions “Bring your mask” is in the agent to agent remarks.  Some go as far as removing drywall to make it appear a water damage has happened.  Now, I am not a home inspector or a contractor but photos can tell a big story if water damage has occurred or not.  There is a little more too it than just missing drywall or the threat of bringing a mold mask.  I am sure that asset managers and short sale negotiators sitting in desks thousands of miles away can tell the difference also.  We run across real ones all the time.  There is evidence from smell and sight.  If the evidence doesn’t add up, you lose.

The right questions to ask & things to do:

  • Hand us a real bonafide CMA with real comparables and adjustments.
  • Give us estimates of repairs from real contractors (that can be verified).
  • Request in MLS for BPO agents and appraisers to notify you of an order if the property is vacant.
  • Ask if we are the ones really doing the BPO and not a BPO mill.  Yes, there are BPO mills out there that chop the report into pieces and assign different parts of the report to different agents.
  • Ask what experience we have in the area.
  • Ask how many years we have been doing this and how many we have performed.

Besides – checks and balances – plenty of exterior orders are performed.  Just because we are there front and center doesn’t mean that someone hasn’t driven by at the butt crack of dawn to take an exterior photo and cranked out a report.

This is part of the process and asking things the right way will assist in the process.  Asking things the wrong way will just cause you to put more time and energy than necessary.  It will also cost the lienholders in losing more money than they have to – and a possible larger deficiency for sellers – if the deficiency isn’t waived.

Don’t get me wrong, shenanigans are rare – yet they are easy to spot.  Shenanigans are used to willfully defraud a lender and get them to accept a lower price.  As a seller, think twice before you participate in shenanigans.  You could be punished not only for fraud but more likely for a higher deficiency because your property didn’t net the “highest and best.”

It’s not worth it in the end.  Fraud is investigated regularly and retroactively – way retroactive.  Go check out the FBI’s website to see what they are investigating if you don’t believe me.

What is a CMA & Why Do I Want One to Sell My Home?

On every Las Vegas Real Estate Agent‘s website you see “FREE CMA“.  Well what the heck IS a CMA?

A CMA is short for a Comparative Market Analysis.  Or in real estate speak it means it is a report on what homes are listed, pending and selling forLas Vegas New Construction in your area.  Some may be in depth or some may be short and sweet.  It is basically an opinion for setting a listing price on a home.  It is not an automatic online value estimator which may include non-traditional sales (like foreclosure sales) that can really skew your homes value.  It is human eyeballs examining the recent real estate activity of comparable homes and absorption rate in your area.

These are not to be confused with an “appraisal” which is an opinion of value.  An appraisal usually used by banks or tax authorities to determine a basis for risk (on a loan) or assessment (for tax purposes.)

Not Just Another Free CMA

My CMA is titled “Not Just Another Free CMA” – because it is a little different from the rest.  My CMA is delivered to your email and it includes a little more than pricing:

Net Sheet:  It includes my prices and fees (commission as they call it) and it includes other typical fees that are required to sell a home.  No surprises or appointments necessary to find out what you will net.  You get to decide in the privacy of your own home without external pressure if the “bottom line” is there and if it is time to list your home right now or not.

Marketing Plan:  A detailed & unique marketing plan is included that is specific for your home.  Again – you don’t need an appointment for me to explain it to you, it is all right there in a report with screen shots and details.

Pricing:  Of course pricing is included!  That’s the nuts and bolts of a CMA!  I have done thousands of BPOs (Broker Price Opinions) for bank pricing over the years.  I am graded for accuracy and skill on these reports (I wouldn’t receive more if I am not accurate!)  I pride myself on pricing accuracy and know how to adjust for things that affect the pricing like interior size, pools, casitas, lot sizes, etc in a competent manner.

Running with the "Big Dogs"

Well who would think a life lesson can be learned from an Italian Greyhound who is not exactly the sharpest knife in the drawer (one fry short of a happy meal, elevator doesn't go to the top floor, etd).  This little guy doesn't have (or maybe I should say "use" instead) much grey matter between the ears and we laugh and make fun of him constantly.

The thing about him is that he is always taking risks and isn't afraid of anything.  The only thing I have seen him afraid of is a human to human fight at the dog park and that was shortly after we adopted him.

His tenancity and playful spirit reminded me I have to take big risks ~ not the little safe ones I am used to that keep me in my "comfort zone" but bigger ones that take me out and help me grow my business and personal life to new heights I have never seen!

He cracked me up as he tried to keep pace with a full sized greyhound that was just lopping around and not even close to full greyhound potential.

As I was thinking "how stupid can this dog be?"  It dawned on me, he just has spirit and lack of inhibition and always wants to try new things to get to the next level!

Or maybe I am because dogs in reality are just not that smart  ;)  I am obviously doing something a little out of my comfort zone right now and trying to get to the next level! Believe it or not the breed I am afraid of isn't a PIT BULL or other types that have a bad rep - I can handle those just fine - it's the small fluffy white dog!
