My pretty wife and I have been gone for awhile celebrating my birthday and our anniversary so I have not been online for days! We managed to amuse ourselves (as we always do) Best to you and yours!

This seems very much like it took off this spring. I like to follow the continued momentum to see how it holds up into the summer. Does your area have the typical seasonal spring market then summer slow down then fall intermediate pickup?

Russell: AWESOME!! Hope it was very relaxing ffor you and your wife (a month later!)
Richard: Our typical pending top off comes in May. It continued through June and we saw the pendings decline w/ end of the month closes. I think our pendings have topped off but closes went up almost 1K! We are seeing appreciation also but I won't report it until this month's GLVAR report comes out so I can report a two month in a row appreciation trend ;)
Sharon: It's absolutely gorgeous!! They do have too much pine trees for my liking (I am allergic!)
