Hi Renee, Things are looking up in Vegas. Is your market at all seasonal. I wold expect that during the winter months , that traffic picks up a lot in the desert areas. What's your forcast. Is the market improved enough to be geting back to equity sales or is there still a ways to go?

William: Our market is seasonal (slowdown from Sept through Feb) but I have no idea what to expect with the tax credit ending dec 1 this year! I expect stability through Nov 1 for that reason alone! Equity sales are increasing (as are shorts) but not a lot!
