Wow... 83 listings under contract!!  Look at that market go!  Who says we are in a recession... doesn't appear so in your area.  Thanks for posting.

Karin:  Most of the pendings are short sales that are just clogging the system and 60-90 day close rates are dismal!  Lots of buyers WANT to buy but they just can't!

Renee, Wow was my first reaction too, that's a great percentage undercontract, hopefully not all S.S. , I have buyers just waiting, we continue to look but getting old. Off to Yellowstone for a couple of days with my oldest gal pal, college roommate in from San Fran, heading to her cabin for fall foliage and R&R, boy do I need it, maybe Vegas an sushi & sake next time:). Keep on selling!!!!
