Renee - 4 months inventory. I can't wait till we get back to that here. We are running about 7 months now, and that's an improvement over what it was just a few months ago.
Renee, those numbers are looking better, could it be that maybe we are getting there, the infamous turn? I hope!! Boy I really had my tush kicked with this cold or flu, I think my fever broke last night, my head is still full.

Summerlin looks like it is holding it's own with the listings and pending; what kind of conversion time is there to closing on average. Sorry for the question; I just feel like an intellectual today.

Debbie: Luckily my cold thing only lasted a couple of days. Still sounds like I have a frog in my throat tho!

Tom: It's really really bad with the short sales diluting it. Contract to close is just under 60 days when you factor out short sales. Somewhere around 150 days with short sales in the mix.
