Renee, Looks like a real bargain at 65k.

Are short sales categorized differently than regular sales on your MLS?

Once you have an offer do you change the status? (Here in Albuquerque we can keep them active while seeking back up offers).

Our MLS board is looking at changes-currently we have only 6 statuses: Active, Pending,Closed, Expired, Cancelled and withdrawn. I hear other MLS's have "active-w contingency" or "pending please show" categories.

Just curious.

Once you have an offer do you change the status? (Here in Albuquerque we can keep them active while seeking back up offers).  YES, we have a contingency status showing it needs short sale approval!

Great questions Rich!

Renee- how much luck have you had, okay let me rephrase that, how much more effort do you have to put into selling 1/1 vs. larger bed count condos?

Nevin:  Pricing always sells the property.  It depends on what the owner wants to use the condo for.  If it is a vacation or second home (which there is demand for here) there usually isn't too much of an issue!

Renee

65k for a great condo? That is a major buy; the person that buys this condo from you is really going to be happy.

Tom:  In the long term, probably so!  Lars wouldn't be so happy in a 1 bedroom but we could meet at the dog park!
