PHOENIX HOME BUYER FOUNDATION PROGRAM

PHOENIX HOME BUYER FOUNDATION PROGRAM

Helping families rebuild the foundation after suffering from a foreclosure or short sale.

What is Phoenix Home Buyer Foundation Program?

Phoenix Home Buyer Foundation Program was founded on the idea to assist people in purchasing a home again and help stabilize home prices in the Phoenix community at the same time.  Phoenix suffered significant losses to property values and home equity.  Bringing qualified homebuyers back into the Phoenix real estate market will enable the values to steady. The Foundation Program helps people with a previous foreclosure or short sale interested in purchasing, do so, in the shortest amount of time required.

How does the program work?

We will analyze your credit and develop a strategic program to put you in thePhoenix Home Buyer Countdown best position to purchase a home in the least amount of time.  We will help you in determining your first eligible date of purchase.  We will also review your debts and develop a financial budget to help keep you on track.

What is the cost?

There is no cost for this program.

How will I know when I can purchase a home?

Our program provides a personal countdown clock that you will always have access so you will know the exact amount of time before you can purchase.

How often will I hear from you?

We will communicate with you quarterly until you are 12 months away from purchasing.  Once you are 12 months away from purchasing, we will communicate with you monthly.  60 days prior to your first eligible purchase date, we will review your current financial position.  One month prior, we will request updated financial information for your prequalification and refer you to one of our preferred real estate partners.  On the day you are eligible to enter into a purchase contract, we will send you and your real estate agent the prequalification letter.

How do I get started?

Getting started is easy.  You can email david@dkhomeloans.com and request the form to get started.

If you know someone with a previous foreclosure or short sale that would like to purchase a home, please have them give me a call.

Sounds like a really good program. I like the follow up procedures given up front, so expectations can be set. Good luck! Cheers, Ryan

David, This sounds like a great program.  I'd be interested to learn more about the Foundation. Is this an actual Foundation or just the name used for marketing to re-entry buyers?

This looks like a great program and hopefully will help folks get back on their feet and back in a home.

Hi David. This looks like it's a great program.
Hopefully those that enter into it will "play nicely" and continuously work toward the home ownership goal. With all the distractions and "better ideas" people are exposed to anymore, I fear there may be damaging detours along the way. Perhaps a condition could be to stop by DMAChoice.org and block a lot of temptation.
That said I'm definitely wishing Good Luck to you and those working in the program!

Kathleen - The Foundation is the concept I designed to label the program.  It's not like the Ford Foundation or a company that exists, but was founded on the same premise of helping people without anything expected in return.

Richie - Thanks!  Yes, the idea is win-win for everyone involved.  How can you go wrong with that?

Bruce - Thanks for the feedback.  I checked out the DMA site but I'm not sure how it parallels.  Maybe you can elaborate.

David,
I only mentioned it as a potential means to help avoid temptations that might undermine the goal of buying a home in the hoped for time frame.

My mailbox used to be full of "must haves" daily. I know how tempting all the "offers" for new credit cards, must have "stuff" and all that can be.  And God forbid you ever respond to one - even more junk would come...

It's downright dangerous for someone with a fragile credit situation to be getting endless solicitations. Heck, it's dangerous for anyone!

I started "opting out" of about everything a year or so ago. The DMA site lets you stop a lot of stuff in one place. I particularly liked the link to the credit bureaus - who sell your information (which I had not known previously).  It took a few months but opting out seems to work for me because I rarely get advertizments at all anymore. I never thought I'd say it but it's really nice going to the mailbox a couple of times a week and only finding a couple of bills there!

Hope this helps;
Bruce

I'm so glad I asked because your explanation makes complete sense.  You are exactly right on Bruce.  That's really good advice.
