How do you explain the disparity in units sold and volatility in prices?
John: I don't know. Some of the zip codes made NO sense vs the rest of the city and the consistency we have seen in most areas. Some of the zip codes do make sense - price obviously motivated sales.

Looking at your charts, I see volume picking up as median prices decline. That is a positive sign. Let's see if rates help that volume along some more.
