As I was cutting into my mountain of BPOs here is something I noticed today = there are 103 homes for sale in Charleston Heights for under $100K - lots of them are foreclosures!!!!!!!
Imagine owning your own home for less than the price of rent. Yes, some of them even have pools. These homes are excellent for any type of buyer from a first time buyer to an investor! (Rental income possibilities are VERY lucrative!)
Charleston Heights is located up the Western 95 Freeway Corridor between the streets of Decatur and Buffalo.

Make sure you work with a Realtor experienced with REO/Foreclosure properties before stepping in this market ~ it's not easy to put together a good offer the banks like!

What a great way to show that renters should at least investigate their options--to be able to pay THEIR mortgage as opposed to their landlords should be motivation enough!
I always said if you can own the home its still better then to rent and throw money away...but that's if you can really qualify

On Google maps it appears as if the subdivision is about 4 Miles from the strip? What type of rent do you get for homes in this neighborhood? What are typical upkeep and maintainance fees running? ETc. Etc.
Debe: It never hurts to see if you can qualify!
Neal: BUENO! Lots of people can qualify for FHA and don't even realize it!
Susie: Banks trying to get inventory off books. Stuff was selling 5-10% higher last month and here we are this month!
Herb: The homes range from below 1000ish sq ft to 3000 sq ft and some have pools. Depends if they are north or south of the 95 so there are plenty of factors in this game and it is best to get a rental CMA for a specific property prior to placing bids. MLS shows rental history for SFR in Charleston Heights to be $850-1650/month for the last year. Average is $1141 and median is $1095 a month for last year also. Property management fees are approximately 10% of monthly rental rate and these are older homes so maintenance will vary home to home depending on amount of deferred maintenance involved.
